The staging of a home is considered an important and impactful investment into the marketing of a home for sale. The cost of professionally staging is, in most cases, far less expensive than a single monthly mortgage payment or the amount of a necessary price drop.
Consultation
A professional consultation begins with a room-by-room tour and concludes with written recommendations for the homeowner for maximizing the appeal of the home to a wide variety of potential buyers. Recommendations may include identifying areas to de-clutter/de-personalize, items that need repair, color changes, carpet changes, furniture re-arrangment or rental, items to be added to a room or removed from a room, and alterations for outdoor appeal. Price - $250.00 - usually takes 2 hours.
Redesign/Staging
Redesign is the follow-up process to a consultation whereby the professional home stager initiates the consultation recommendations instead of the homeowner, using only the homeowner's items to style the home. Price - $350.00 minimum
Occupied Staging is the process of utilizing some or all of the homeowner's items as well as bringing in other items to showcase the home. This may include shopping for items, selecting furniture and accessories for rental, arranging delivery, styling the home upon item delivery, and de-staging at the conclusion of the contract period. Price - varies

Vacant Staging is the process of bringing in all furniture and accessories to fully style each room covered in the contract. This includes shopping for items, selecting furniture and accessories for rental, arranging delivery, the styling of home and the de-staging of the home at the conclusion of the contract period. Price - varies
NOTE: The professional home stager will not be responsible for professional cleaning, painting or landscaping but will offer referrals for such projects.
Additional Services
Photo Shoot:
This service includes arriving at the residence no less than half and hour before the photo shoot begins to bring any last minute accessories. The home stager will accompany the photographer from room-to-room to ensure everything is in place and to offer assistance with any final adjustments before the photos are taken. The home stager will also offer suggestions to the photographer for angle or features to be captured. Price - $75.00 (1.5 hours)
Open House:
This service includes arriving at residence one hour before the first day of each open house to bring any last minute accessories and/or to re-stage areas of the home. Price - $50.00 within 20 mile radius
